C-PACE Funds Historic Rohm and Haas Building Renovations

Project Overview

As part of the substantial renovation of Class A commercial office building 100 Independence Mall West, Philadelphia C-PACE financing enabled comprehensive energy conservation and water efficiency improvements.

Counterpointe SRE provided $25,571,281 in C-PACE funds to KPG-IMW Owner, LLC. Substantial renovation of the 400,000-square-foot historic property lowers operating costs and supports building sustainability goals.

Designed by Pietro Belluschi and George M. Ewing Co. and completed in 1965 as the Rohm and Haas Corporate Headquarters, the nine-story building is a celebrated example of mid-century modern architecture listed on the National Register of Historic Places. Located directly across from Independence Mall and steps from the Liberty Bell and Independence Hall, the building underwent a major transformation ahead of becoming the U.S. headquarters for Macquarie Investment Management in 2020.

Project Details

C-PACE financing was used to fund high-efficiency building system upgrades across the property, significantly improving occupant comfort and operational efficiency throughout the building. C-PACE funds covered improvements:

  • High-efficiency HVAC system upgrades
  • Interior and exterior LED lighting and advanced lighting controls
  • Building envelope systems (roof and wall insulation upgrades)
  • Low-flow domestic water fixture upgrades

Energy efficiency measures are estimated to reduce the property’s carbon footprint by approximately 852,000 pounds of CO2 equivalent per year, eliminating 10,000 metric tons of CO2 equivalent emissions over 26 years.
