Student Housing Receives C-PACE Financing for Efficiency Upgrades

Project Overview

Owners of new multifamily property at 2008 N. Broad Street secured $5.2 million in C-PACE financing from Nuveen Green Capital to fund the building’s energy efficiency and water conservation measures.

Located in North Philadelphia directly adjacent to Temple University, the development provides high-quality luxury and affordable off-campus housing. Managed by W Living Apartments, the building is certified through Temple University’s Best Nest Program — recognizing off-campus student housing that meets security and living standards comparable to on-campus residence halls.

Project Details

Through high-performance design, the 2023-constructed facility is projected to operate 45% more energy efficient than required by Philadelphia’s building energy code baseline. C-PACE financing was used to fund the following building improvements:

  • High-efficiency HVAC systems
  • Building envelope insulation, high-performance roofing, and energy-efficient window systems
  • Advanced interior and exterior LED lighting and controls
  • Low-flow plumbing fixtures and water conservation systems

These C-PACE-funded efficiency measures are estimated to generate $20,760 in annual utility cost savings and contribute to an annual reduction of 80 metric tons of CO2 equivalent emissions.
